Do you own a Vacation Rental Home?

Is your Vacation Rental Home paying its own way?

If not - why not?

For many it was their dream to own a second or even third Holiday Rental Home that they use not only whenever they wished but also as a long term investment plan, unfortunately for many it hasn’t turned out this way.

Do you remember the old saying  “That if you fail to plan – plan to fail” this is very true in most cases, especially with Holiday Rental Homes as we call them in Europe or Vacation Rentals as they say in the USA.

Renting out your Holiday Home to be able to cover ALL the expenses can of course never be guaranteed and certainly not an easy task, especially if you are not running it as a full time business.

There are many Vacation Rental websites on the internet that can and do help you receive the extra bookings that are to often needed just to help pay some of the expenses such as. Utility bills, management fees, pool cleaning, lawn maintenance, insurance, taxes and of course any running costs. I bet when you bought your holiday home or if you are about to buy one the Realtor or Agent told you that you will easily rent the property out for around 40 weeks per year, Yer right, but not without lots of time and effort, but that’s not to say it cant be done.

Are vacation rental homes a full time business?

The answer in a nutshell is simply YES. That’s if you want to make your investment pay for itself, in certain countries and areas of that country such as Florida, Orlando or Spain and the Costas where rental saturation is prominent more advertising strategies are needed:

Advertising on many Rental websites can bring good results.
Having your own website can also help
Newspaper & Magazine advertising
Friends, & word of mouth

For you to be able to achieve 40 weeks worth of bookings per year you will need to find the time to answer all of the many emails that you WILL receive almost every day, again this can be a full time job, being polite and answering any questions they may have is extremely important as the image that you portray to the potential renter is often the image they would expect from your vacation rental home, even though you will find that most potential renters often send several emails out to hopefully get the best price and deal possible so sometimes when they have decided on the vacation home they want to rent an answer to the others that they were also interested in can be overlooked which of course can be very frustrating especially as you have taken the time and effort to reply to there original enquiry. “Welcome to being a Vacation Rental Owner”
